When two homes sit side by side, why does one sell for $50,000 more than the other?
It’s a question every homeowner asks at some point—and the answer isn’t as simple as “because the market said so.”

As a real estate professional here in Las Vegas, I regularly analyze homes in our market through what’s called a Comparative Market Analysis (CMA). A CMA looks at how your home stacks up against recently sold properties nearby, and it reveals the factors that actually move the needle in value.

The 6 Key Drivers of Home Value

  1. Location – Even a block or two can make a difference if it changes the school zone, traffic flow, or neighborhood appeal.

  2. Size – Square footage, lot size, and layout determine how functional the home feels.

  3. Rooms – Bedroom and bathroom counts (and their layout) often matter more than raw square footage.

  4. Upgrades – Modern kitchens, flooring, energy-efficient systems, and smart-home features add measurable value.

  5. Age – Newer builds often command higher prices, but older homes with renovations can outperform.

  6. Condition – Buyers pay a premium for “move-in ready.” Deferred maintenance or cosmetic wear drags value down.

A Local Example

Recently, I reviewed two nearly identical homes in the same neighborhood. On paper, they were the same size with the same bedroom and bathroom counts. But one had a fully remodeled kitchen and updated HVAC, while the other hadn’t been touched in 15 years. The difference in value? Nearly $65,000.

In our Las Vegas market, I consistently see that condition and upgrades often carry just as much weight as size or age. That means two neighbors with “the same” house might discover they’re sitting on very different equity positions.
